24th Feb 2023 (3 years ago)This agent requires sixteen weeks.There wasn't communication after the contract was signed. The property was on the market, but it was the twelfth week before anyone enquired. Could not locate agents window on the high street. They do not use professional photographers, which was definitely a mistake. The agent works alternate Saturdays, but never informed me beforehand, and suggested I didn't tell him I would be away. Unsure of the question as he did agree to conducting the viewings. One viewer was due to come on a Saturday, but never showed. It's possible she tried to contact,but got no reply. It's the same response I got when I rang twice on that Saturday. He got the keys along with instructions to the alarm, but still managed to set it off. He does not come over too well, and can't say it's the right career choice.
15th Dec 2024 (1 year ago)Branch Manager Krystle and team members Jada and Asad did a fantastic job in helping me to sell two properties in the Midlands. I am based on the west coast of Canada and I was concerned that the 8 hour time difference might be a challenge in keeping the process moving but I neednt have worried. They were highly professional, great communicators, responded promptly to my messages, and kept me fully informed at every stage of the process from start to finish. I would highly recommend Krystle and her team.

I have recommended Wentworth and Rose to many of my friends and family and would not go to anyone else to sell a property. We really felt we were in good competent hands and got everything we asked for and more.

From the very first conversation, Angel Estate agent was different. They took the time to genuinely listen to our needs, fully understood our business requirements, and were very clear about what was realistic within our budget. Rather than pushing unsuitable options, they gave us honest guidance, clear direction on locations, and practical advice that actually made sense for our business growth. What really stood out was their commitment and persistence. They stayed with us throughout the process, kept communication clear and consistent, and worked hard to find a property that truly matched what we were looking for tomorrow not just something to close a deal. In the end, they successfully secured the perfect commercial property for our business, within budget and in the right location. The whole experience felt professional, supportive, and stress-reducing during what can otherwise be a very challenging process. If you are looking for an estate agent who is knowledgeable, patient, budget-conscious, and genuinely invested in helping you find the right property, I would highly recommend them without hesitation.

23rd Jan 2026 (8 weeks ago)We’ve now completed the purchase of our new home and wanted to say a huge thank you to the whole team for their hard work throughout the process. A special mention must go to Hayley and Hope, who were absolutely fantastic from start to finish. They went above and beyond by allowing us to carry out several viewings at no extra cost, which was incredibly helpful and very much appreciated. They were also brilliant at constantly chasing all parties involved, keeping everything moving and ensuring the purchase was completed as smoothly as possible. They were always friendly, professional, and quick to respond, keeping us informed at every stage and helping to reduce what can be a very stressful experience. We’re genuinely grateful for their support and wouldn’t hesitate to recommend this estate agent to anyone buying or selling a property.

Unusual circumstances and difficult market was neatly handled and top client base secured a sale for me. In regards to the service that was provided, personal, professional and supportive throughout. I was never once in the dark and Clare helped make sure that everything went smoothly as possible. 100% would recommend and 100% trust.

He was always available to chat, never made us feel like a nuisance, and his advice was spot on every time. It’s rare to find an agent who is this invested in their clients. He and his lovely colleague Liz pushed our sale over the line when things got tough, and we are now happily settled in a home we love. 15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Poor communication, lack of transparency, and no sense of responsibility made the whole process frustrating and stressful. I would not recommend this estate agent to anyone looking to sell – they caused more problems than they solved.

Luca clearly knows the local market inside out and his approach felt very different to the bigger agencies we met with. No hard sell, just honest advice and a clear plan. Within the first week we had multiple viewings and an offer we were really happy with. What impressed us most was the level of communication. Luca & Mike personally updated us after every viewing and guided us through the whole process right up to completion. We’ve sold previously and found the whole process quite stressful, but this time round was nothing at all like that. Would absolutely recommend.
25th Feb 2026 (21 days ago)From the time they met with us to do the valuation to selling the house there was always someone there to answer our questions or sort out concerns. It was a very daunting prospect selling the house but Chris the valuation guy was very friendly and offered help when we were struggling with things. The house went up for sale and they sold it within 3 weeks and for a really good price. They handled the bookings and the viewings and the process so far has been really easy. Their advice has been really helpful.
