30th Dec 2025 (7 mo. ago)My experience with Gadsby Nichols during my recent sale was extremely positive. Communication between me and the buyer was handled by Liz and Trish. They helped move the process along and kept me informed of any progress. When I was let down by a removal firm at the last minute, they stepped in quickly and were able to recommend a reliable alternative. The team were supportive without being overbearing, which helped make the whole thing far less stressful, particularly as I was in the middle of a chain. Any questions or issues were dealt with promptly, and the team were knowledgeable and professional. I would be happy to recommend them to others.
3rd Mar 2026 (25 weeks ago)We were not impressed. The lack of communication being the biggest issue. The last email we received was confirmation of our cancellation and was told I would be called after the weekend on the Monday. I'm still waiting. It's been 3 weeks. It was almost like once they had got you to sign the ridiculously long contract they just whacked it on Rightmove then forgot about it. After informing them of our cancellation we received an email telling us all about the potential buyers they had introduced to our property. The list was huge. Where when and how did they introduce all of these potential buyers. We had 3 viewings in 6 months.

5th Aug 2026 (18 days ago)We were given a valuation band of 200-250k (which in itself is outrageous), we were assured we could reasonably expect to receive over 225k for the property . We listed for 235 on their advice and grossly overpriced ourselves as a result. The interior photos in the listing were great, the exterior photos were unflattering and utilised drone shots on a crowded street - we had to ask for the lead photo to be changed. Proactive communication was absolutely non-existent, had to request every change in valuation, had to chase the mortgage in principle certificate, reduce the value numerous times. We only held a viewing for one couple (twice), which we had to conduct ourselves. As a result of the pricing strategy, we did not sell and lost the house we wanted. In addition, even delisting was farcical and the property was still live several weeks the agreed delisting date. Simply put, the pricing strategy was incorrect from the off and the enormous portfolio this agent holds is at a severe detriment to it's customer care.

The team kept me updated every step of the way and made everything stress free. I would definitely recommend them to anyone looking to rent a property.

6th Jun 2023 (3 years ago)I was forced to live with rats for months and would not sort the problem as soon as I left they put it straight back onto the market I see this property come up on the market every six months due to the same rat problem I’m guessing terrible company! The whole building needs destroying! Rats in every property! Tramps

1st Nov 2025 (9 mo. ago)Well it all started good. Then when you try to phone, your call constantly goes to voicemail. They say they return all calls, well this was not the case. At the end of the 16 week contract we split with Woodward. We thought going for a small local company would be a good idea, this was unfortunately a bad idea. We did not sell, when was got the keys returned, rather than talk to us, to have any feedback, literally they posted the keys through the letterbox and ran off. Bad experience in general. I would not recommend.

30th Jan 2026 (6 mo. ago)We chose Purple Bricks as they were the most responsive of 3 agents, pleasant to deal with and efficient. They were the lowest of the valuations but I believe it was priced to sell. We arranged the viewings ourselves but it was easy to do. The only gripe I have is that the person who was handling our sale changed and we weren't informed also when I phone there is sometimes a long wait. However the process on the whole has been efficient so far and we received an offer pretty quickly.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Not the fault of the estate agent, however there was no adjustment to the online profile at any point to refresh the advert. Nothing posted on socials that I’m aware of either.

The only contact I had from my agent was to push for the price to be lowered. I decided to list with a dual agent and the property was sold in a few weeks.

17th Jul 2026 (5 weeks ago)Georgia at Belper office was absolutely brilliant. She was the only professional in our house chain that pushed to get information and get the deal over the line. One niggle is that when staff answer the phone they don’t give their name and which office they are at. It’s a bit unprofessional and you never know who you are talking to.

We felt our preferences were considered seriously and incorporated into the advertising and photos. We were kept informed at every stage and were extremely patient listening to our queries and answered our questions in a really helpful manner. We never once felt as if we were being told 'leave it to the professionals', but felt as if we were a whole part of the process.
