    Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.... Read more

    My experience with Gadsby Nichols during my recent sale was extremely positive. Communication between me and the buyer was handled by Liz and Trish. They helped move the process along and kept me informed of any progress. When I was let down by a removal firm at the last minute, they stepped in quickly and were able to recommend a reliable alternative. The team were supportive without being overbearing, which helped make the whole thing far less stressful, particularly as I was in the middle of a chain. Any questions or issues were dealt with promptly, and the team were knowledgeable and professional. I would be happy to recommend them to others.... Read more

    We were not impressed. The lack of communication being the biggest issue. The last email we received was confirmation of our cancellation and was told I would be called after the weekend on the Monday. I'm still waiting. It's been 3 weeks. It was almost like once they had got you to sign the ridiculously long contract they just whacked it on Rightmove then forgot about it. After informing them of our cancellation we received an email telling us all about the potential buyers they had introduced to our property. The list was huge.     First photos were poor, I had to ask them to retake them a few times. No contact after it was on the market, no updates , had to phone for updates .     The agent took 6 months to sell one of the two properties I had. I spent a lot of my time chasing him up for information and feedback. He had failed to advise about writing into the sales schedule, no guarantees. This cost my £3000 payment to the buyer for a new boiler. He sold the property at home report value, which I'd agreed completely unaware of the additional costs I'd be paying. The second property did not sell. I discharged this estate agent and went with a different estate agency. Within two weeks of them marketing the property, three viewings resulted in two second viewings and an offer accepted. When I wrote a review, to prevent anyone else experiencing such unnecessary stress and negative financial impact, he responded with it was my fault for insisting on doing the viewings. Oddly enough, as my son is a vulnerable adult, I continued with the viewings after changing estate agents and behold the property sold!... Read more

    I was forced to live with rats for months and would not sort the problem as soon as I left they put it straight back onto the market I see this property come up on the market every six months due to the same rat problem I’m guessing terrible company!     Well it all started good. Then when you try to phone, your call constantly goes to voicemail. They say they return all calls, well this was not the case. At the end of the 16 week contract we split with Woodward. We thought going for a small local company would be a good idea, this was unfortunately a bad idea. We did not sell, when was got the keys returned, rather than talk to us, to have any feedback, literally they posted the keys through the letterbox and ran off. Bad experience in general.     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
