7th Aug 2026 (16 days ago)We had our house on the market with Burchell Edwards, Ilkeston, and things initially went quite well, securing a sale at asking price. This unfortunately fell through on the day we were supposed to exchange contracts and we had to start the process again.<br><br>We resold quite quickly but our new buyer dropped the price by £7000 after a survey. The branch told us that this was due to the risk of damp and we asked what they ment as we had damp proofing done recently, that came with 25-year guarantees. Then the branch told us they thought we didn’t have any damp proofing done, and specifically that they had told the buyer the opposite without clarifying with us first. Ultimately the buyer would not take that the branch had told them false information into account and we had to take a loss on the house, as we already had our dream property lined up.<br><br>Then there were various issues once we handed over to the progressions team. I won’t detail them all as it would take me a long time. Due to the service as a whole we made a complaint through the complaints team. The response was quite frankly inadequate. They found ‘no evidence’ that the branch had made the error by telling the buyer we had no damp proofing done, along with other issues raised to them. They essentially said, since the staff member didn’t write the error down it couldn’t have happened. I really felt like they were dismissive of our complaints. I would not recommend them to anyone and I would not use them again.<br><br>I would however recommend Green and May in Alfreton, they were who sold us our new home, I couldn’t be happier with the service we received from them. They were exceptional!

We are first time sellers and dealing with WHB put us off entirely that we took the house off the market and are going to try again in a couple of years (with another estate agent).<br><br>(To be clear, when we cancelled the contract I emailed them with our experience and it went unanswered)<br><br>In summary:<br>1. We expected a consultative experience. Being guided through the selling process with recommendations on what to do. Instead we’d get calls asking us what we wanted to do… if we knew what to do we wouldn’t be paying you thousands in fees.<br>2. Liberty is in serious need of training. Any push back or challenge and she hands you off to Jared, during negotiations with a prospective buyer she relayed incorrect information on their offer, and speaking with the offerees directly communication with them was non existent. From the same offerees we were told that Liberty really doesnt understand the house she is selling, any of its unique features (even though we sent an email detailing them) and instead just guessed.<br>3. We had 4 viewings in 4 months, zero advice on what to do. With one viewing they were an elderly couple looking for a bungalow (for context we are a 3 story with steep stairs)<br>4. We received an incredibly low offer. This offer was delivered with no advice, no suggestions on next steps, no consultation. Just "here's the offer, what do you wanna do?" This offer was given around lunchtime, to which we countered and I had to chase a call the morning after to find out what was going on.<br><br>Rather than the consultative experience we expected, it feels like they are just order takers.<br><br>Based on our experience id encourage you to avoid.

From the first valuation to the final completion, the team were friendly, supportive, and incredibly efficient. They made the whole process feel easy and took the pressure off with their regular updates and helpful guidance. It’s rare to find an agent who genuinely cares about both the property and the people involved, but this team absolutely does. I wouldn’t hesitate to recommend them.

It was so refreshing not to have to constantly chase for any news and they genuinely had my best interests at heart. They were always on hand with good advice and most importantly, always honest and upfront with me.<br><br>The whole process was made so much easier thanks to them. The communication was fantastic and Donna could not have done more to push progress and keep us in the loop. I only wish we had used them to sell our property also. Would highly recommend and would use them again when needed.
11th Aug 2026 (12 days ago)Updating our review as we’ve used Watsons again for both the sale of our old house and the purchase of our new one, and honestly, these guys are amazing!<br><br>Sarah and Laura in the sales team flooded us with viewings and worked hard to get our house sold.<br><br>Lucy, our sales progressor, was also fantastic. She kept us updated throughout, gave us really helpful advice and somehow managed to keep us calm when our buyer’s solicitor was uncooperative.<br><br>Couldn’t recommend Watsons enough and would definitely use them again!<br><br>House purchase back in 2017:<br>Above and beyond expectations.<br>Everyone knows house buying is never a smooth process and we had our hiccups but Sheree was always on hand to settle our nerves or give a few nudges to the parties involved! It’s good to see a small business smashing the market place.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

From the initial contact we found GianFranco to be efficient, professional, proactive and thoroughly pleasant. He sold our property on the day of the first set of viewings and kept us informed all the way up to completion. I could not have scripted a more stress free experience myself. There should be a five star plus rating to do justice to excellence like GianFanco’s. Thank you on behalf of our family.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
