She explained very clearly about the services offered by herself and McEwan Fraser, making everything clear and transparent. Lots of helpful advice was given as to my options and I felt confident that this was backed up by an array of knowledge and experience. I was given the opportunity to ask plenty of questions and found Jayne very friendly and approachable.

25th Apr 2026 (13 days ago)????? A First-Class Team We cannot recommend Property Connections in Bathgate highly enough. From start to finish, the service was slick, smooth, and very professional. Kevin Slattery was our estate agent and he is truly in a league of his own. Throughout the entire process, he remained incredibly efficient and maintained a calm, professional manner that instantly put us at ease from day one. His knowledge of the current property market and sales is second to none, he really knows his stuff. The social media coverage and the house video were brilliant and presented our home in the best possible light. Also a huge thank you also to the rest of the office team who kept us updated every step of the way, we never had to chase anyone for information. Selling a home is stressful, but Kevin’s sense of humour was much appreciated when things got tense. It made a world of difference! She was accessible at all times and responded to my many messages and emails promptly. Very kind and courteous in her management of the letting process. I was going through tough health times, however Ms. Thompson took care of the letting process and did an excellent professional job.A fantastic experience.
28th Apr 2026 (10 days ago)Ralph Sayer gave us the worst experience I ever had with a hired service. They felt like someone wanting to take advantage over us instead of been our legal support. They failed to communicate conditions to sellers repeatedly, creating all kinds of issues. When asked about such communication issues, they were not transparent and honest about what they had said or not in out behalf. Despite having a very long time window to complete the purchase (2 and a half months), they also leaved everything for the very last day. Then dropped a lot of info for us to process and sign within a few hours, making things very stressful and unpleasant. Communication with them was also very difficult while closing missives, which made things even harder and more painful for us. We found a property we liked and asked them to make an offer on the condition of a late entry date specified by us. The offer was accepted and a few weeks after as the purchase paperwork was being processed, sellers contacted back indicating that they needed an earlier entry date that could not work for us. The entry date condition was not included in the offer letter, and Ralph Sayer never confirmed they communicated that condition (despite us repeatedly asking. We contacted the seller's solicitors to figure out what was going on and they said to us such condition was never communicated. We thus lost the property purchase as our needs could not agree on entry date. This incident meant a lot of time lost searching for other options as well as a disappointment on loosing a house we were excited about and thought we had secured. Yet, we kept trusting them for our next purchase, as we understood they just made a mistake that we could forgive. When we them found another property and got an offer accepted, they waited until the last day to drop all documentation to us and expected us to have read, understood and signed it by 17.00 that day or the purchase would be postponed. It was an extremely stressful experience, especially as first-time buyers. We had visitors at home, and we had to cancel all plans to spend the day working on this, ruining everybody’s day. We tried to contact our layer Robyn for some clarifications we were told she was out of office for lunch. She took over 3h to call us back. For that purchase, we also asked them to put some conditions about some furniture staying at the property in the offer letter. Sellers answered asking for payment for such items at the time of accepting the offer. We only learned this on the last day of completing purchase, despite our solicitors knowing it since the beginning. After completing the purchase, we eventually asked Robyn to ask some questions to the sellers in our behalf, as we had no other way to contact them, but shortly after the operation was closed, she stopped responding. We did not fell helped or accompanied at all during the entire process. We fell treated with a take it or leave policy and forced to do things their way because we were the ones interested in completing the purchase. Despite giving clear instructions, they seemed to decide themselves which things were worth mentioning and which were not, what we should know and when we should know it. Instead of making us fell like a respected client, it almost felt like they were doing things to complete the operations at all costs, even if they where not done in our desired conditions and hide information to force us to drop our conditions once we were committed into the process. They are also not the most reliable service protecting your data, as I received and email from them containing sensible information about other clients and sent to me by mistake. Edit: In response to owner's comment: As your comment questioned the veracity of my review, , I had another careful read of it, and I am pretty sure all stated is true and a faithful report of our experience with you. I am mostly relating facts that have little room for interpreation and happened as stated. For more subjective things, I have been careful to simply reflect how things made us feel.

From there I was guided more than proficiently by Rachel and Catherine and now sitting writing this in my lovely new garden! Moving is stressful enough so this firm is ideal for anyone who needs that bit extra care.

Having been burnt previously by exceptionally poor service from DJA it has been a huge improvement to move to a professional service which manages property letting efficiently & professionally. My solicitor Susan Oates and property manager Jane Yarrington both went above and beyond to answer all of my queries, and their hard work meant that all the paperwork went through quickly without any issues. I would highly recommend their services.
3rd Nov 2023 (2 years ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

24th Feb 2026 (10 weeks ago)Aaron supported us with the legal conveyancing of both the sale of our flat and the purchase of our forever home. We really cannot fault the service we received from Aaron and would recommend him to anyone (indeed - we already have). He kept us well informed through the process; we never had to chase him. He also stayed late one evening to assist us with a potentially costly snag during the process, which he resolved speedily and smoothly. We would have no hesitation in working with Aaron again. He’s a brilliant solicitor. Thank you, Aaron for all your help these past few months.
2nd May 2026 (6 days ago)We haven’t actually used the services of Avenue Road yet, but I feel compelled to write this review anyway. We viewed a house on a bit of a whim and decided we wanted to make an offer. We’d therefore need to put our own house on the market pretty fast! We had a property valuation with Andrew literally the next day. He was very friendly and clearly knowledgable about the local area. Unfortunately, we didn’t end up going to the market as our offer wasn’t accepted on the purchase but if we were, I wouldn’t hesitate to call Andrew again.

Our sale went through equally fast too, with James identifying the right buyers for our property ensuring with had a solid, acceptable offer within 48hours of listing. Always on-hand to help, no matter the time or day.
5th May 2026 (3 days ago)We're first time landlords and have been dealing largely with Nicola. Northwood are now providing management for our property. We originally contacted Northwood during our purchase and Nicola was very helpful during this time and provided lots of valuable help before we even completed on the property let alone paid for any services from Northwood. We strongly recommend the service she and her colleagues have provided us. We said up front we were happy to pay a fair price but need lots of guidance and help. They have totally come through on this promise, helping with the compliance requirements as well as rent collection etc. as you would expect. Nicola is very responsive, helpful and organised and this has really taken away any stress that we were feeling about starting a property business.
