14th Aug 2026 (10 days ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

31st May 2024 (2 years ago)I had the worst experience of my life with them and Featherstone Leigh , my son has a permanent asthma and breathing issue from the flat they have rented me. I was not able to stay in the flat for over two months , no alternative was offered to me and my family, being homeless due to the smell of damp, water leak has costed me a lot of money and stress. Useless team all they care about is their rent it be paid , they have breached their contract on so many occasions, they failed . Do not get fooled by those good reviews!

5th Sep 2023 (2 years ago)Amazingly bad service We rented a complete owned property for just over 2 years. In that time we had about 5 property managers. This should say all you need to know. Each one not knowing what had gone on before. Given the fact a week before we thought we were moving in we had to chase them to find out nothing had moved forward and they were waiting on us to send documentation (we were not told). Throughout the 2 years they were never really there to help you. After we have left they have tried to keep around 75% of our deposit which is absolutely insane. Missing furniture that never existed in the first place, the most expensive cleaning quote imaginable and £50 to remove a single chair. These are some of the excuses on the quote. Try and avoid complete properties when possible!!
8th Feb 2026 (6 mo. ago)I felt the agent had a lack of knowledge and understanding of our local area, and was too focused on metrics rather than seeing the advantages of our particular property over some of the other properties around us. I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.

It's been more than 6 years. They helped find a tenant (a small family), who are still there. They proactively sorted out issues whether they were related to local council, maintenance or services. For someone like me so far away, this is more than assuring. Particular mention to Aziz Khan for his outreach and accessibility and to Billy for his hands on operations. Thank you so much. He took time to understand our needs, was always on hand to take our phone calls, completely transparent and able to help navigate us through the sale using his years of experience.<br><br>He found us a buyer within the first week of us speaking to him and they had even put in an offer. Lettings agent started ghosting me for weeks after putting my offer in and the receptionist didn’t put me through to the office manager to complain discretely as she wanted the flat address then hung up on me so all in all an embarrassing experience for me from a St John’s Wood estate agency in my opinion.

We had a couple of hurdles and delays during the conveyancing and legal process but F&C were excellent at continuing to push things along and get us to an eventual completion date. We would give a particular mention to Vito Szoma, who was incredible at introducing us to our new home and who was really helpful, clear and thorough with any questions we had during that stage, and to Alice Madden, who was extremely diligent, proactive and communicative throughout the process. Would definitely recommend F&C to anyone looking to buy or sell and, in particular, superstars Alice and Vito.

Claire Delaney was also brilliant, and the two of them helped us throughout with our sale, and even our onward purchase, which they didn’t arrange. Just a really excellent service all around, and we couldn’t recommend them more highly.
