5th Mar 2026 (14 days ago)I had a wonderful experience renting my studio with this agency! I wasn’t in the UK at the time and could only do online viewing, but everything was handled smoothly and professionally. The agent was friendly, responsive, and always quick to answer my questions, which made the whole process much easier. I’m also very happy with the maintenance service. When I reported that one of the light bulbs needed replacing, it was taken care of very quickly. The communal areas of the building are also kept clean regularly. The building itself is in excellent location and within walking distance to many grocery stores, restaurants and transport stations. Close to the parks, too—great for a morning run! Overall, it has been a pleasant renting experience and I would definitely recommend them if you are looking for a reliable letting agent.

25th Jan 2026 (8 weeks ago)The most unprofessional Estate agents ever. My son purchased a property through these people ( well so he thought) he had his offer accepted which was the highest, he gave his solicitor details,had his mortgage ready, all was fine ( so we thought) We met the executors of the previous owner and was told it had been sold to an equity company at a much lower price. She explained that my son's offer was never shared with her and that she would have accepted it. It is disgusting the way that Julia has treated my son, and strung him along. Best advice is for no one to deal with this unprofessional set up, although I have noticed not many people in Balham sell through them. It only seems to be garages or Du cane court. I will be contacting the estate agents ombudsman about this situation 1st thing. Do not waste time with this outfit. There are some fantastic friendly professional agents in Balham and Tooting Bec. I am shocked that there are still some questionable agents around.

19th Jun 2024 (1 year ago)AVOID THIS AGENCY!!!!Barbara was acting as our letting agent, the property was handed back to us in a terrible state, furniture, walls and floors all damaged. We have had to fit a new bathroom, new flooring, buy new furniture and repaint the entire flat. During the course of the tenancy she didn’t allow us to visit the flat always making excuses as to why her sub tenants don’t want us there. She has refused to answer any of my calls and emails. She sent one email to say the company you had an agreement with as the ‘tenant ‘ has ceased operating and that was all. Do not hand your property to her if you are a Landlord as all she cares about is offering you a low guarantee rent and then placing anyone in the flat so she is in profit.

They listen to what you ask for, they give accurate valuations of your property, and they take great care and attention over how they market your property. David has now become a trusted advisor and we will go back to TPP if we were to ever sell again. Have recommended them to many friends and family.
20th Aug 2022 (3 years ago)Sceon and Berne's David McKenna and Matt Smith could not have been more supportive when I approached them to sell my home of 50 years. I was a novice to the house selling business but they took me through it very patiently and professionally. Their house valuation and assessment of the housing market was spot on.- 20th Dec 2021 (4 years ago)Sadly I bank with them and I won’t be changing till I find another Alternative which has 0% interest. This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!

25th Jan 2022 (4 years ago)????- 26th Sep 2022 (3 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. 15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
21st Oct 2025 (21 weeks ago)I had an outstanding experience working with Daniel Krieger and the team at Harding Green on the sale of my property in the West Hampstead area. Dan quickly generated an amazing number of viewings and multiple offers, so many, in fact, that we soon stopped using multiple agents and relied entirely on him. After a few setbacks with buyers, Dan was undeterred and went right back to work with positivity and optimism. He secured a truly great offer for us and handheld the entire process brilliantly, all the way through to exchange. Dealing with Dan was an absolute pleasure; he is personable, incredibly astute, and makes what can be a stressful process feel straightforward. I would work with him again without hesitation.

Naz made sure that we were in the property and that everything was sped up, so that the transition was smooth and that I was comfortable ready to give birth. I cannot thank her enough for doing this for us so quickly. Normal businesses close at 5pm, She was still texting us at 9pm to make sure that we were happy. Amazing service from an honest family business x
