2nd Jan 2026 (11 weeks ago)Enquired 3/11/25 about a rental property at Albany Ct., Bromley Rd., Shortlands that had caught my eye on Rightmove. Instead of being able to speak directly to a human being at their office I was sent an online form via SMS to complete(!). So I duly filled in the form and submitted, fully expecting somebody to have the courtesy to respond. Nobody ever did. Chased it up via a ‘phone call their Southborough Lane, Bromley office 9 days later where I left my details and nature of enquiry to be passed on. Again, nobody ever got back to me. Just the other week I noticed that the property has since been let. Questionable customer ethos and strikes me as a strange way to run a business if they are going to simply ignore prospective tenants?
5th Aug 2021 (4 years ago)**AVOID** Absolutely shocking! This company is not professional at all. We went into look at a potential property to rent and was met by a very pleasant staff member. We book a viewing for a couple of days time and were met by a older man who was late! When asking about the property we were given SHORT SHARP answers and were made to feel like we had put him out by asking to view the place. The whole experience was RUSHED!!! If I could give 0 star I would! * AVOID! *

I’ve been very impressed with Natalie’s selling ability when she was showcasing our flat at the very beginning, very knowledgeable, confident and entertaining which I very much enjoyed during the viewing! Both Natalie Stephens and Pippa Hare helped us a lot with all paperwork and administrative processes, updating and guiding us through every step of the way until completion. I wholeheartedly appreciate everything that they've done for us! THANK YOU! Totally recommend!

Any problems regarding the issue of the house they are sorting out as soon as possible. I really grateful to know City Location especially two of them ??????

Holly even offered to be a helping had when I was going through PND and that’s speaks volumes. They always look out for their clients well being. If i was to remain within London, I would not have parted with their services. They are the best

Always available, always charming, always diligent in following up the slightest lead. I have many properties where i was having problems with tenants, receiving rent and many other issues. But Heaven Estate agents helped me a lot and has made the whole renting out properties a stress free process. The team is great at communicating with any issues or any problems that may need fixing within the properties. Would recommend if you would like a stress free experience.

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. 15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

2nd Oct 2024 (1 year ago)I was unable to sell my flat for around a year with the mainstream estate agents but on our third attempt we decided to go with Pullen estate agents and sold within 4 weeks. Tom was very helpful and communicative all the way through the selling process whilst also managing our sale on a personal level giving us the attention that we definitely lacked from other providers all for a very reasonable fee. I would 100% recommend using Pullen estate agents to anyone looking to sell their property in a swift and efficient manor. Thanks again Tom!

2nd Mar 2026 (17 days ago)Worked with Adam Hardcastle on a very time-sensitive deal that needed to be completed within 3 days. Adam was brilliant, highly professional, proactive, and extremely competent throughout. He has a clear understanding of more complex strategies that many agents either don’t understand or avoid, such as Rent-to-Rent, Company Let Agreements, and HMOs ect More importantly, Adam went well beyond standard working and office hours, negotiating back and forth late into the night between multiple parties to ensure the deal got over the line. We work with a lot of people in property, and it’s individuals like Adam who actually make things happen. He’s a real asset to the company — this deal simply wouldn’t have completed without him.
