I had a property viewing confirmed by phone and email, but when I arrived at the property, the agency cancelled the appointment at the last minute. They gave inconsistent reasons for the cancellation, which was frustrating and disrespectful of my time. As someone actively looking for a place to rent, I expect basic professionalism and proper communication. Unfortunately, this experience showed the opposite.
23rd Feb 2026 (24 days ago)My experience as a landlord with First Capital and Passion Property Group has been extremely stressful and disappointing. After serving a valid Notice to Quit (NTQ), the property should have been returned to me at the end of the tenancy. Despite this, they have refused to hand back possession. Even after Croydon Council confirmed they would remove the tenant, I have continued to face resistance. In my experience, housing law has been incorrectly cited to justify keeping my property beyond the agreed tenancy end date. Rent payments have repeatedly been made late, causing unnecessary financial strain. I have also been charged for repairs that I was never informed about beforehand, despite the contract clearly stating that they are liable for such repairs. The lack of communication and transparency has been deeply concerning. I am particularly dissatisfied with the conduct of Nathan Hancox, the General Manager, who in my experience has stood in the way of resolving matters efficiently. I feel both the resident and I, as the landlord, have been let down. I would also like to mention Stirling Ackroyd, the estate agency in South Norwood that introduced me to this arrangement. Throughout this situation, I have found them unresponsive, unsupportive, and unwilling to assist in resolving the issues. As a property owner, this has added significant hardship and stress to my life. Based on this experience, I will not be using their services again. Overall, I would strongly advise other landlords to exercise extreme caution before entering into agreements with these companies.

From start to finish, the team handled everything with a level of professionalism and care that made the entire process stress?free. Having dealt with other agents in the past, I can confidently say this was a refreshing change. Compared to our previous experience, the team here managed every detail smoothly and efficiently, keeping me informed at every stage. Their communication was clear, timely, and reassuring, and I always felt that they genuinely had my best interests in mind. I’m incredibly grateful for how well everything was managed and wouldn’t hesitate to recommend them to anyone looking for a reliable and highly professional estate agent.

Especially appreciate the communication responsiveness and proactive style of Alan Groom who was pivotal to moving things along.

23rd Feb 2026 (24 days ago)Since 1992 I have rented 12 different properties and bought and sold 7 different properties so I have lots of experience with Estate Agents, the service I got from Grace Lane at Simon Miller Larkfield is exceptional, so polite, helpful and efficient, she is a tremendous asset to Simon Miller, in fact anyone whom I have dealt with there provide a similar service, if you want to use an Estate Agent for any reason Simon Miller on another level to other Estate Agents

Demetri progressed the purchase all of the way through; taking just 3 months to complete. He kept us well informed and really kept on top of the communication between solicitors and other estate agents making the whole process quite stress free. Would highly recommend.

16th Mar 2026 (3 days ago)Very impressed and grateful to Richard Harding estate agents who managed the sale of our property. We spoke to several other agents known for their premium listings and wider geographical reach, but ultimately chose Richard Harding for several reasons. Firstly, we were keen for a prompt off market sale but not at the cost of compromising the sale price - their extensive list and knowledge of existing potential buyers (which far exceeded that of the other agents) meant they were able to identify genuine, suitable and proceedable buyers, ultimately meaning we had a very good offer within a week that proceeded to completion. Secondly, we agreed small sales team to conduct viewings, all of whom had visited the property before it was marketed and were familiar with all the fittings, selling points and nuances to give the property the best chance of a sale. Having secured a buyer, I was also very impressed with the proactive approach to move the sale process along and to smoothly manage the inevitable blips along the way. Huge credit to Ben Murray-Brown, who was handling our sale on behalf of Richard Harding, who was relentlessly efficient, kept me updated throughout, is an excellent read of character (very important when ensuring everyone on all sides of the sales process is on the same page) and was a pleasure to work with. In respect of my onward property purchase, Ben was also excellent at translating my 'on paper' requirements into worthwhile viewings, and was an honest and helpful sounding board when considering pros, cons and development ideas.

13th Mar 2026 (6 days ago)Had a great experience with Faiz when responding to an ad on SpareRoom it was quickly arranged and the entire process explained in a professional and respectful manner. Made a holding deposit for one of their rooms in Bethnal Green that same day. Due to work commitments I was unable to further pursue the room the experience was great and will contact them again should things change in the future! If you are looking for a new place to rent these guys are highly recommended, good vibes, integrity and professionalism all the way. Mind that this review is my personal honest (genuine) experience with Faiz but I think I can safely say that there are some real shady people out there so to encounter an honest agency like these guys the choice is simple. Thanks Faiz great service going way beyond what I expected! Adrian (any doubt check my other reviews)
11th Dec 2025 (14 weeks ago)The worst estate agent I’ve ever come across. We arranged a viewing and it was cancelled twice, and that too an hour before. Marley was rude and unapologetic. I would think twice before selling or buying from this agent!

2nd Mar 2026 (17 days ago)I am so pleased I found Mark Hart Real Estate company when we decided to rent out our property. Their communication was excellent throughout the entire process. Neve and Caitlin were always clear, prompt, and incredibly informative. I was kept updated at every stage and never felt out of the loop. They took great care in vetting potential tenants, which gave me complete peace of mind that the right people were moving into our home. We had already moved out when the property was on the market and Mark and the team were able to assist with preparing the property for the new tenants, making the whole process smooth and stress-free. Great customer service and I would highly recommend them to anyone looking to rent out their property.
