2nd Mar 2026 (16 days ago)By far the worst estate agents I have ever dealt with, particularly Callum Dipple and Christopher Kirby. I have received little to no information from them despite paying a holding deposit. I consider their practices to be unprofessional and quite frankly unethical.

7th Mar 2026 (11 days ago)Kirsty Musgrove - Stop bullying your tenants. I had the worst experience with FleetMilne. Through my three year stay in a property, I have had changes of housemates, thus changes in names in the contract. I was going to move out in November, but my then housemate wanted to do a tenant swap to continue staying in the property. We were told that we couldn't do that, because no one from the original contract will be left in the property, thus requiring a new contract. That is fair enough. What I did not appreciate was how irresponsible and unhelpful Kirsty was. She mentioned my housemate had to vacate the entire property, and remove everything, before moving in again in approximately two weeks. She could not give any estimate of how long this would take, and would not budge when we are trying to find alternatives to solve the problem. We understand if there are laws that she has to follow, but she did not understand how hard a situation it put us in, and was very cold and heartless throughout. She took weeks to reply to emails, to the point that my housemate visited Fleetmilne's office to talk to her. She then ensured my housemate she will reply to the email the next day, which she did not, further forcing us to forfeit the property due to uncertainties and unclear answers by Kirsty. Upon moving out, I did a deep clean of the property. I then found out Kirsty charged me £120 from my deposit for 'cleaning fees'. I approached her about this to which she explained that I did not inform her that I have cleaned the property, and that's why she hired a cleaner. How ridiculous it is that I have to email the agent to tell them that I had cleaned the property???? She also tried to charge me a lot of unreasonable things from my deposit. I then opted for a deposit dispute. Kirsty kept delaying submitting the evidence, not replying to emails, in hopes that I would give up the argument. I had to cc the company's CEO into emails to get a response from her. In the end, I got more than half of my deposit back following the deposit dispute, but that is only after a 5 months fight with Kirsty and Fleetmilne. Please Fleetmilne, just cease to exist. Stop tormenting your tenants as we are just doing our best to survive in this economy.
7th Jan 2022 (4 years ago)We have just started renting through Rhubarb and have had a great first experience. A few minor admin errors but everyone has been very responsive, kind and welcoming. Tom has been great with working around our plans and being flexible!

27th Jan 2026 (7 weeks ago)I first called Encasa in November 2025 about a property but received no follow-up. I called again first week in January 2026 to arrange a viewing while I would be in the area, but still received no response. My son also called on my behalf and was told to email if it was urgent, even though he explained I was travelling a distance away from Solihull and as I was viewing another house and because they didn't get back to me can I view their house yet there was no follow-up to any of these attempts. This repeated lack of responsiveness caused unnecessary stress and wasted time. Serious buyers should be aware that arranging a viewing with Encasa can be very frustrating.

25th Nov 2025 (16 weeks ago)Our tenancy at 7 St. Edwards Road was extremely stressful. From the beginning, several maintenance and safety issues were reported and took months to be resolved. We even had a break-in while we were in the property, and no adequate security measures were put in place afterward. Communication with the agency—particularly with the representative who handled our case, Sunny Sandhu—was often unhelpful and dismissive. Requests for a revised contract after two tenants moved out were ignored, leaving us in a very unclear situation. The agency tried to withhold our entire deposit and add unreasonable cleaning charges, despite us leaving the property spotless and having photo evidence. Thankfully, the Tenancy Deposit Scheme (TDS) reviewed the case and returned our deposit after nearly three months. I would advise future tenants to keep detailed records, photos, and written communication if you decide to rent through this company. Transparency and professionalism were lacking in our experience.

11th Jan 2026 (9 weeks ago)We instructed Perfect Pillars in April 2025. Sharon did an excellent job arranging viewers as she was very easy to deal with. In July ( approx) we secured a buyer. Jenny was very skilled in how she managed the long journey to conveyancing completion, despite issues with the buyers lender, Jenny demonstrated excellent customer service, keeping all parties informed until completion in late November 2025. I would recommend this estate agent as their approach I feel is more effective than other estate agents overall.

But without using Agent Local i would have had a melt down, it’s been that emotional. 10/10 service and really glad I didn’t try sell it myself because my goodness the stress I’ve been through has been a rollercoaster and doing that alone would have been impossible for me.
