10th Jun 2026 (25 days ago)Our experience with HomeLink has been extremely negative.<br><br>We returned the keys on 14 May 2026 and recorded a video at the time of handover as evidence. Despite this, we were later told that the keys had only been returned on 2 June 2026. We have evidence showing otherwise.<br><br>When we rented the property, we were informed by Zach that there were no damp or mould issues. However, during our tenancy we experienced significant damp, mould and moisture problems throughout the property, particularly during the winter months. My wife and child developed asthma-related health problems, and we have supporting medical evidence.<br><br>We moved out on 30 April 2026 and were preparing to move into another property. During this process, HomeLink provided a negative reference, stating that rent payments had been late. We had already informed them in writing that my salary payment date had changed and requested that the payment date be adjusted accordingly. Despite this, the issue was not resolved.<br><br>HomeLink has withheld our £2,015 deposit and has attempted to charge rent for a period when we were no longer living in the property. We have written communications showing that we informed the agency in advance about leaving the property.<br><br>We feel that we were treated unfairly throughout this process. We have retained emails, messages, video recordings and other evidence and have started legal proceedings regarding these matters.<br><br>Potential tenants should carefully document all communications and thoroughly inspect any property for damp and mould issues before signing a tenancy agreement.

Everything was clearly explained, and communication was smooth from start to finish. I would highly recommend their service to anyone looking for a reliable letting agent.

From the very first property viewing, Sophie made me feel welcomed, comfortable, and genuinely cared for. I attended the viewing with my children, who were understandably very excited and eager to explore every room while asking endless questions. Sophie was so warm, patient, and kind with all of us, never once making us feel rushed or overwhelmed. Her calm and caring nature instantly put us at ease. From start to finish, the service was exceptional, and the sale of my flat was handled with professionalism, care, and genuine commitment. A special mention has to go to Nick, who truly went above and beyond at every stage of the process. He was proactive, responsive, and always willing to take the time to explain things clearly and keep me updated. Nothing ever felt like too much trouble, and his dedication made what can often be a stressful experience feel smooth and reassuring.
19th May 2026 (7 weeks ago)We recently worked with Zuplex to rent a property in Harlow, Essex. From day 1 the team were helpful. Dilber showed us around and answered any questions we had, and then oversaw the process of obtaining info for background checks etc. Berk was our contact for all the paperwork and every interaction with him was easy. Their efficiency throughout the whole process meant we were in the new home within a month of viewing it. I’d read a few bad reviews on here previously and honestly have no idea where they’ve come from, everyone we dealt with was polite, friendly and a pleasure to interact with. I’d definitely approach Zuplex if I was in the property market again, thanks guys for making a stressful time of our lives a little less stressful!

As immigrants with no guarantor support, he made our move-in process smooth, welcoming, and stress-free from day one. He was always responsive, supportive, and quick to handle any maintenance or repair issues. His kindness and professionalism made us feel truly valued, and he went above and beyond in every way. We only moved because of a work relocation out of London. We’re incredibly grateful for all his help and would happily recommend him to anyone looking for an apartment in London.

Nothing was not too much trouble, even borrowing their ladder to clear the loft! Their verbal and email communication was spot on. I would definitely recommend using James Hayward.
22nd Jun 2026 (13 days ago)I rarely leave negative reviews, but my experience with this agency during my attempted purchase of Wightman Road has been extremely disappointing.<br><br>I submitted a revised offer of £450,000 subject to several specific matters being regularised, including lease and title issues. Although I was later informed that the seller had agreed to the price, I never received written confirmation that all of the conditions attached to my offer had been accepted, nor was an updated Memorandum of Sale issued.<br><br>Over several weeks, I repeatedly requested updates and clarification by email and WhatsApp, but many of my enquiries went unanswered. The prolonged lack of communication and absence of formal documentation ultimately caused me to lose confidence in the transaction.<br><br>I formally withdrew from the purchase on 2 June 2026 and requested the return of my holding deposit. At the time of writing, I have still received no substantive response to my formal complaint and no confirmation of when my deposit will be returned.<br><br>Property transactions can be complicated, and deals do fall through. However, clear communication, timely responses and transparency should be the minimum standard that buyers can expect. Unfortunately, that was not my experience.

He was friendly, attentive and a safe pair of hands who provided us with knowledge about the area to help make our decision on where to live. He always responded to any questions or emails very quickly (even questions that were beyond his job as an agent) which resulted in a fast purchase from when we offered to receiving the keys to our new home. What stands out most is their maintenance management; any time we had an issue in the apartment, they quickly sent contractors to handle repairs. They have also been very flexible with our needs over the years. A truly professional team.

His explanation of the service and the people at Thomas James Estate Agents was open, honest, and reassuring, which is what ultimately led us to choose them over other agents in the area. The sales process took four and a half months from engagement to completion, and throughout that time we were kept fully informed via a WhatsApp group set up specifically for our property. This made communication incredibly easy, allowing us to ask and answer questions quickly, and ensured the team remained proactive in driving the sale through to completion. We were extremely happy with the seamless process and the genuine care and attention shown by the team—Tom, James, Claire, and Elliot (with special mention to Elliot) at Thomas James Estate Agents. We cannot recommend them highly enough; you would be foolish not to consider them.
