2nd May 2026 (7 days ago)I had a very disappointing experience with Gatekeepers when trying to sell my flat earlier this year. We initially approached them in early February and discussed a realistic asking price of around £230,000. However, they listed the property at £235,000. When I questioned this, I was told it was based on my mum’s suggestion — which is simply not true, and in any case, not appropriate justification. As the agent, they are supposed to provide expert guidance on pricing, not deflect responsibility. Over the course of approximately 10–11 weeks, they managed to secure just one viewing. Communication was extremely poor — I received no regular updates and had to constantly chase for basic information. When I raised concerns about the lack of progress and asked what they would do to improve the situation, there was no clear strategy, no proactive plan, and no effort to generate interest. Instead, I was told that market conditions were difficult and that “nothing is selling,” which felt more like an excuse than a solution. To make matters worse, when I asked to exit the agreement early due to the lack of results, this was refused. Despite acknowledging the challenges, they insisted I remain tied in until the full contract period ended on April 27th, meaning I continued to incur mortgage costs with no progress on the sale. Overall, the service was unprofessional, reactive rather than proactive, and lacked accountability. I would not recommend using Gatekeepers based on my experience.
28th Apr 2026 (11 days ago)I had a great experience with Hurst Estate Agents, especially Gabriella. Buying a property can be quite stressful, but she made the whole process much easier to manage. She was supportive, responsive, and kept me informed every step of the way. Her professionalism and reassurance really helped take the pressure off during what can be a challenging time. I’m very grateful for her help and would highly recommend her and the team at Hurst.

3rd Apr 2026 (5 weeks ago)We instructed Deacon White in Dunstable as we purchased the house through them a few years previously all your and was impressed with the way the transaction was handled. We mainly dealt with Eliot this time and can honestly say he went way over and above what a typical estate agent would do. The transaction had its ups and downs ( not Deacon Whites fault) and has finally gone through. Eliot was not only professional and curious he was available out of office hours to give reassurance when needed. When I got stressed and upset he was so calm. If you are unsure who to instruct or purchase give these guys a chance as it’s rare to find an estate agent who goes that extra mile. Thank you for all you have done Ray and Leigh

21st Mar 2026 (7 weeks ago)Haven’t received any rent as a landlord since December 2025! They refuse to answer the phone, answer emails, answer instagram messages and I am now owed for the outstanding finances. Absolute awful behaviour - do not list your property with them!!!!
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Selling my mother's home was always going to be an emotional process, and Jacob at Orchid Estate Agents handled every aspect of it with genuine care and professionalism. Throughout the entire process, his communication was exemplary. We were kept informed at every stage, never left wondering what was happening, and always felt like a priority. He achieved a fantastic price, moved things along at impressive speed, and did it all with a calm, reassuring manner. If you're looking for an agent who combines real expertise with genuine human warmth, Jacob is exactly that. We wouldn't hesitate to use Orchid again.

We had questions about the property and Kevin responded immediately with the answer or would find out and come back to us quickly, he liaised with the vendor and solicitor throughout the process hence a smooth a stress free transaction. I would have no hesitation in recommending Layco

Ocean was fantastic during the viewing process and Francis and the team were great from a paperwork and advice point of view. Extremely responsive to emails and queries which has made a very stressful process much more manageable. Ocean was kind enough to support a second viewing to allow for me to take measurements prior to moving in and ensure that everything was set for our move. All of my questions were answered in good time and we are really grateful to the team for helping us find our new home.

I needed one small thing repaired in the whole letting period. Was still waiting weeks later. Eventually got it fixed myself in two days for less than half the quote House Shaw finally got for me. This week Tash really excelled herself, with a tenancy change and a gap of only a week, between outgoing and incoming tenants and some maintenance issues identified on through the checkout report, Tash swiftly acted on resolving them, by efficiently communicating between me, the landlord, the maintenance service provider and the new incoming tenant. Decisions reached Tash arranged for the works to be completed tomorrow (9th Jan) ready for the new tenants moving in early next week. Great execution Tash and win win for all - happy days, for all concerned!
