She clearly knew the market and the area to give us the best guidance to put in a successful offer on our new home. The building site was very restricted for additional viewings, but Emma was very cooperative for us to gain access, and for trades to arrange dates with her to measure up. Invaluable for us to have a successful and easy move. Thank you Emma, you really did make the difference to our purchase.

24th Mar 2026 (22 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

Came across a property managed by Bell homes and went to view it. Property was amazing and we loved it and started the whole process. Everything went very smooth, constant communication from Bell homes and we had the keys within 10 days. They were very professional, great communication and quick to resolve any issues we came across even extremely small things. They would have someone come out same day and fix install repair whatever it was. Extremely happy that we came across them and everything is finished now. Great team and would recommend them to any1 else that is looking to move. Thank you

From the very first phone call to book a valuation appointment, I felt supported and guided throughout the entire process.<br><br>Once I accepted the valuation, the team arranged for professional photographs to be taken the very next day, which demonstrated their efficiency and commitment. They handled all aspects of marketing the property, and thanks to their expertise, I had numerous viewings that quickly resulted in multiple offers within just a few days.<br><br>The entire process moved at a great pace, and my property was successfully sold within four months of the initial valuation appointment, which I was extremely pleased with.<br><br>Kerrie even recommended a solicitor firm that she had worked with previously and had a strong professional relationship with. This proved to be excellent advice, as the service provided by the solicitors was outstanding and completely faultless.<br><br>What impressed me most was how proactive both Baker Estates and the solicitor firm were throughout the sale. 17th Aug 2026 (6 days ago)We didn't end up going ahead with our sale in the end - some family timing meant it wasn't the right moment for us - but I wanted to leave a review anyway because Tom was excellent throughout and I wouldn't hesitate to use him when we do sell.<br><br>He came across as genuinely thorough from the first meeting, not just a sales pitch. He talked us through the marketing price versus what we might actually achieve, was clear about how the launch and pre-launch process works, and didn't try to rush us into anything. When we told him our circumstances had changed, he was completely understanding and no pressure about it, which honestly says a lot about how he'd handle things once you're actually on the market too.<br><br>If you're weighing up agents in the Edmonton area, I'd put him on your shortlist. Thorough, straightforward, no hard sell.

13th Aug 2026 (10 days ago)Ivy & Stone seem like a lovely estate agent and I really like the properties they have available. My only feedback would be regarding the website, as I personally find it quite difficult to navigate and a little unclear in places. It can sometimes feel a bit all over the place when trying to find particular information. I think a slightly simpler and more organised layout would make such a difference and make the overall experience much easier for potential tenants/buyers. Just some friendly constructive feedback as everything else seems great :)
