7th Nov 2025 (8 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

From start to finish, he was honest, professional and always willing to help with any questions or concerns we had. What really stood out was how approachable and genuine he was throughout the entire process. Moving can be overwhelming, but Scott made everything much smoother and easier to manage. His communication was excellent, and we always felt well informed and supported. I would highly recommend Scott to anyone looking for a reliable and trustworthy estate agent. This will be my second year moving out of my family home and they have genuinely made me feel so much more comfortable and confident throughout this journey.Sonny was especially kind, helpful, and attentive from the very beginning. He took the time to understand what i was after extra mile to find me such a lovely place. As Christies have a few offices in the area our property had maximum buyer exposure which has resulted in a good offer that we have accepted within one month of launch. Thanks Perry and team.

He was punctual, professional, friendly and incredibly reassuring throughout the viewings. Junior took the time to explain the current market situation clearly and honestly, which I found extremely helpful. He was well prepared, supportive, understanding, and always happy to answer my questions. His knowledge, professionalism, and approachable manner really made a difference and made the whole experience much less stressful. We got the lot and more, from the moment we stepped foot in the door, Kurran and his team- Elaine, Mark and Nic welcomed us understood what we wanted and sympathetically managed the process to a successful sale. We were impressed by the regular market reports, great communication through every viewing and considerate listening throughout. They say selling property at this time is difficult and stressful- just let the Cubitt team in Purley do it for you. Well done !

I'd like to give all the members of the team at Winkworth Surbiton a shout out with Ryan in particular who had assisted us during the whole process. He is a true professional who excels at what he does and is a credit to the company! Every step of the way he was reassuring from showing us around the property, answering questions, displaying knowledge of the area and providing us with updates on the property.
