The team were highly responsible and responsive, and communication was always prompt and clear. They helped ensure the transaction progressed very smoothly from start to finish, which made the entire process much less stressful. Whenever there were any issues or questions on my side, they were quick to follow up and communicate efficiently with the seller to resolve them. Overall, I am very satisfied with the service provided and would happily recommend them to others.

From the initial valuation through marketing our property to exchanging contracts, he was knowledgeable and professional - providing what always felt like genuine advice based on his experience of the market. He always replies to calls and emails and was really helpful in the final stages of the sale, liaising between solicitors and getting us over the line. I wouldn’t hesitate to use him again and to recommend his services to others.

WORST PROPERTY MANAGEMENT.<br><br>Tenant for 3 years and the property management from Leaders was appalling throughout.<br><br>The emergency repairs line is effectively non-existent. If you have an urgent issue outside of normal business hours, good luck getting any meaningful support. This is potentially dangerous when genuine emergency repairs are needed.<br><br>Communication has been consistently dreadful. Every member of staff I dealt with seemed impossible to contact. Emails were poorly written or unanswered, promised callbacks never happened, and issues routinely required repeated chasing. Nobody appeared to take ownership of a problem or follow it through to resolution.<br><br>The Section 21 process was handled badly. There appeared to be no proper checks regarding whether we had actually vacated the property, and now, almost 90 days after moving out, we are being chased for money relating to an unspecified issue. Despite multiple requests, no clear information or evidence has been provided explaining the charge.<br><br>This is all before mentioning the challenges we faced with a consistently difficult landlord. A good managing agent should help resolve issues between tenants and landlords professionally and efficiently, but throughout our tenancy we felt unsupported and left to deal with problems ourselves.<br><br>After three years as tenants, this has been an extremely frustrating experience from start to finish. Poor communication, poor organisation, and a complete lack of accountability.

4th Feb 2026 (22 weeks ago)I would never recommend someone to work with Johns and Co! I have had a tenant and without fail since the tenant has moved in the rent has never been paid on time. When they found this tenant they called me and pressured me everyday to say this would be a good tenant and how he was a student abroad and the country the student was from a country where they paid for their accommodation. There is not one month I have received this rent on time! I can’t stress enough do not use Johns and Co at no circumstance if you don’t want to be ripped off and stressed out!

They were professional, the person who came round first had really done his research which was impressive, the conversation was thought provoking, they had a great photographer, the agents were nice people. And we received an offer in an unbelievably short time. Impressive all round. Would highly recommend.
14th May 2026 (7 weeks ago)Dane at Oaks in South Norwood was a breath of fresh air - yes most agents can be annoying and hard work and yes its part of their job! Dane made this whole slightly painful process as good as it can be - he was communicative (sooo important), thorough and i felt he was honest as well and I built a trustful relationship with him. Would def recommend using Oaks and would use them again although not planning on moving again for a while!

While the day-to-day experience with the staff was largely positive, a serious issue regarding transparency occurred during the sales process, which is why I am leaving 3 stars instead of 5.<br><br>The property listing and brochure both clearly advertised "private parking." However, it transpired that the property did not have a legally recognized driveway or dropped kerb. When I questioned whether the seller would rectify this, my conveyancer received an email from the agency claiming the property "was never advertised as having private parking"—accompanied by an altered digital brochure to back up their claim, instead of a perfectly acceptable answer of "no".<br><br>At the exact moment this email was sent, the live online listing was still active displaying "private parking," and I held the original printed brochure in my hands.<br><br>For me, this deliberate attempt to alter the facts would normally warrant a 1-star review. However, I want to be fair to the rest of the branch team; the staff I dealt with directly were friendly, attentive, and accommodating throughout the rest of the purchase. It is a shame that an otherwise good experience was marred by a clear lack of transparency.

He was very professional and a pleasure to deal with.<br><br>I also dealt with Katie Jameson and Joey Abreu from the letting part of the business. They were both amazing and I have zero bad things to say about them and their highly professional service.
