20th Feb 2026 (26 days ago)I strongly advise against doing business with this estate agency.<br><br>They currently manage my mum’s property and have withheld tenant funds without any clear or lawful justification, which is deeply concerning. Additionally, they introduced a tenant who is now using the property for a rent-to-rent arrangement, despite being under an AST agreement.<br><br>The situation has escalated further, as the tenant has set up what appears to be an HMO which goes against the clauses of the AST and is now attempting to pressure my mum into covering costs (such as installing a fire door) to make the property compliant.<br><br>Communication has also been highly unprofessional and slow. Afsheen has been consistently disrespectful on the phone and has ended calls abruptly when I have tried to resolve these issues. Nyala is slow and doesn’t answer requests in a timely manner. Furthermore, there has been a refusal to provide tenant details required for us to proceed with an eviction notice, causing unnecessary delays.<br><br>Overall, my experience has been extremely negative. I would strongly caution others to think carefully before engaging with this agency.

24th Feb 2026 (22 days ago)Our recent sale was a very long (3yrs) and protracted affair with one hurdle after another to overcome along the way. Throughout the process, Victoria Sotnick's help was invaluable as she went out of her way to constantly badger solicitors, buyers, estate agents and sellers (including us) to keep the whole process moving along. Her communication was exceptionally impressive as she responded to all emails/phone calls, nearly always by return, having first obtained all the information required. She is the perfect person to have on your side and I cannot recommend her more highly.

9th Mar 2026 (9 days ago)We purchased the property with Reeds Rains through modern auction with a exchange of contracts and a delayed completion. Reeds Rains were upto speed on my requests and saw the sale through on a timely basis. Due to this, once we had completed the refurbishment, we decided to re-sell through Reeds Rains on the open market. A buyer was found and price agreed above advertised price within a 2 week period. The sale has taken quite some time to complete due to the buyers slowing the process somewhat. Matthew at Reeds Rains has acted as go between, pushing the deal through. He has kept me in the loop on all aspects of the sale. Will I use R R again? Certainly, I'm just waiting for them to find me another cracking deal. Thank you guys.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

From start to finish, we genuinely felt he was on our side and guiding us through the process with care and integrity. He kept a cool head during some very tense moments and handled everything with calm professionalism, which made a real difference. What stood out most was that Anthony combined capability and experience with a genuinely human approach — we always felt he truly cared about getting the right outcome for us. 18th Oct 2025 (22 weeks ago)Valuation accuracy was slightly off, with a price reduction needed. However market conditions are tough with a lot of uncertainty and they were transparent with this. Initial communication on coming to the market was not great, with my main contact having to repeatedly be chased for updates. But when we got into a flow, communication improved. However first impressions count. Local market knowledge is excellent and with a smallish catchment area and good inter-office network I felt I was well represented.

2nd Mar 2026 (16 days ago)I can highly recommend Foxtons Twickenham branch. After a sale with another agent fell through, Foxtons was able to secure a new buyer quickly for my freehold property in Richmond. Francis Wilson managed the sale after the offer was agreed and did so with great expertise and dedication. Complicated by the fact that I live in the Netherlands and my solicitor struggled with this sale, Francis kept stepping up, keeping things moving. Five deserved stars!
