Eva has always been professional, kind, patient, and approachable. She really took the time to understand what I was looking for and showed me a variety of suitable properties while always being honest and supportive. She has been responsive, knowledgeable, and willing to answer all my questions, which made the experience much easier and less stressful. Although I haven’t found the property with them, I truly appreciate all the time, effort, and dedication Eva has given during my search. I would highly recommend her to anyone looking for a supportive and professional estate agent.

10th Dec 2021 (4 years ago)While the initial engagement was positive things went downhill. The listing was incorrect on some portals and the links to the virtual tour broken. This took numerous calls to get sorted. Communication back to me following viewings was poor and despite requests for statistics regarding online adverts I only received a basic summary as a one off.

22nd Apr 2026 (11 weeks ago)We had a really stressful experience with Mervyn Smith. We know the Ham area well and were shocked from the start due to their dishonesty re aeroplane noise, social housing and traffic congestion. They were very restrictive with property viewing times - telling us we had 10 minutes max, even after we had an offer accepted. They put huge pressure on us in terms of our offer, making us compete really hard and being very relentless - even near completion, they were trying to get us to up our offer by telling us there was someone younger, more ready to move and offering 10k more trying to get the property - something which we found out was 100% fictional. While estate agents have a bad reputation in general, we found Joe took this to an extreme. The entire process was unpleasant and caused enormous, unnecessary anxiety. It turned a simple sale- and what should have been the exciting process - of buying a home into a horrible, exhausting experience. We have dealt with estate agents in other parts of London and not run into any of these issues.

We are overseas (In New Zealand) at the time of enquiring, which we thought would make viewings with other estate agents hard, but Sara was very speedy in her response to our initial email (within 10 minutes), and then within 25 minutes from that exchange, Koyer called me via WhatsApp to conduct a virtual viewing - it was a great apartment. Koyer was lovely and genuinely, responsive and fast estate agents (which is not my experience typically!) - Highly recommend!- 9th Sep 2025 (9 mo. ago)We have worked with a range of different letting agents over while renting our properties and have had a very mixed experience. And Savills have been the exception to that rule - Adam and his team have been absolutely brilliant. We have had great advice about the market and exceptional advice about handling awkward situations with tenants. I honestly don’t know what we would have done without them.

24th Apr 2026 (11 weeks ago)I dealt with several of the team at Neil King and found them all extremely professional, patient and full of good advice throughout the year-long process of listing my property, relisting it after various offers fell through, showing dozens of viewers around and dealing with a lot of back-and-forth between me, my eventual buyer and our solicitors. In the end my property went for exactly what Neil thought it was worth. So if you're looking for an agency who actually know the most up-to-date market conditions specific to South Woodford, this is the right one. I can't praise them highly enough.

24th Mar 2026 (15 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

5th Jul 2022 (4 years ago)I vacated my property what is now 6 months, I continue to be ignored and left without my deposit. The behaviour is criminal and I would like to warn others before making the same mistake I did in dealing with this company.
4th Mar 2026 (18 weeks ago)Very disappointing experience. I had an appointment booked to view a shop and had to take time off work to attend. I drove 45 minutes to the location, but when I arrived there was no one there to meet me or open the property, I contacted the office, only to be told that they had forgotten about the appointment and asked me to rearrange for another day. This was a complete waste of my time and very unprofessional. I hope they improve their communication and organisation so this doesn’t happen to others.
