20th May 2026 (14 weeks ago)Very poor maintenance service. I constantly have to chase them for updates and repairs. Problems can take weeks or even nearly a month to be resolved. If you don’t keep reminding them, they simply don’t follow up or call back about issues in the house.

27th May 2026 (13 weeks ago)I rented a property with this agency in 2024, and although I’m writing this review late, people should be aware of my experience. This was one of the worst agencies I have dealt with. The property was full of cockroaches when I moved in (I did not know before I move in). No proper measures were taken to eradicate them. During the tenancy, they agreed that I could move out, but after that they completely stopped answering calls and emails. Then one day, they suddenly sent me an email claiming I had breached the contract and refused to return my deposit. Very unprofessional and dishonest behavior. I would strongly advise others to avoid this agency.
1st Dec 2025 (8 mo. ago)We’ve been with Sales and Letting Ltd for about 8 and a half years, and I’ve always had a great experience. They are very reliable, trustworthy, and always keep their word. Any time an issue came up, they handled it quickly and professionally. I’m genuinely happy with their service and would definitely recommend them.
14th Oct 2021 (4 years ago)Not the best experience was fine until the house was sold. Sales staff are very friendly and so was the valuation expert. But don’t ask any questions about how your sale is progressing as you will be told to keep quite and don’t get stressed. Simple questions that required simple answers that’s all I wanted a yes or no not the novel I got. So much so I am now at the point of removing my home from the market all thanks to staff attitude. Bottom line have had to chase for offers to be put in writing, even then we did not receive all of them and had to chase for feedback from viewings. Personally I would be reluctant to use this Estae agent and would not do so again. My advice go multi agent or if you go with these just be prepared to be quite don’t ask questions for updates of progress and you will be fine. Yes the house is sold however as the vendor who holds the pen to sign the contract or now as the case maybe not and is paying a considerable sum of money for the sale of my home I found the communication totally unacceptable.

28th Feb 2020 (6 years ago)ARQ Homes Estate Agent was recommended to me to get a lettings valuation's appraisal for my house. Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. Thank you for being passionate and professional in this sector. I will definitely recommend Abdul of ARQ Homes to my friends and family. Mustafa

We have had a very good experience working with Krupesh. He recently let out our flat with beautiful pictures and it got let out very Quickly with Krupeshs experience. Very friendly and like a family member He is always there for us and always helping with a smile USHA and Janak shah 39. Canal side Gardens , Southall

12th Oct 2021 (4 years ago)This agent is also known as Vantage homes after one year of asking for my property back I got the keys back on 25th July 2021 the house was totally trashed and they would not honour their contract of leaving it in good order also even though the garage was not part of the letting it was full of rubbish left by the tenant which I had to remove at my own cost They still have not paid me at least £1700 and don’t answer my calls I am now in the process of contacting the relevant council they deal with PLEASE DO NOT USE their services otherwise you will regret it like me
7th Dec 2021 (4 years ago)If there were 6 stars that's what I'd give this place! A really gorgeous hotel in the best location you could wish for in London. The hotel itself is cosy but not small, the rooms are really beautiful and great care has been taken to ensure they are really comfortable and clean. In addition to that the staff are absolutely lovely. We will be back!!!

2nd Jul 2026 (8 weeks ago)Do not rent with this agency. Genuinely awful service, consistently unprofessional from the beginning, as they always supported the landlords over tenants. When we had no beds to sleep on for the first week despite being assured this was included in the contract, Tim assured us we would receive compensation, but when the landlords didn't agree, Tim told us to stop contacting him as we had put him in an awkward position.<br><br>The landlords themselves were genuinely the worst I have ever met. They consistently belittled, insulted, and made us feel so uncomfortable. Terrible people. During a power cut (caused by the landlord's failure to replace an old part), the landlords were totally useless. Due to this power cut, I had to stay elsewhere until it was fixed. When I reported this to the agency, the agency refused to take on board my concerns and supported the landlords.

15th Jul 2024 (2 years ago)I had engaged Rolitex to manage my property since I bought it in 2006. Initially, their service was pretty standard for a high street estate agent, handling repairs and rent collection adequately. However, everything changed when I decided to move into the property and needed to evict the tenants. Rolitex issued the Section 21 notice as required, which was fine. But as the notice period neared its end, we wanted to discuss the tenants' plans. Every time we asked Rolitex, specifically Roland, he would shout down the phone, telling us to wait for the two months to end. When the notice period expired and the tenants didn't move, Roland offered no assistance on the next steps. He was silent until we had to demand a meeting, where we were told we needed a solicitor. I understand he is busy, but how difficult is it to communicate simple information to a longstanding client? After hiring a solicitor, Rolitex was professional in providing the necessary documents, no matter how many times we asked. However, during this time, rent payments became erratic. Whether it was the tenants paying late or Rolitex’s mishandling, it would have been nice for them to inform us, especially with mortgage payments piling up. Whenever I asked Roland about this, he would shout as if he was doing me a favor. He even increased his fee without notifying us and insisted he had informed us when he clearly hadn't. I eventually had enough of Roland's lack of communication and aggressive behavior, so I decided to collect the rent myself. To Roland's credit, he facilitated this transition quickly, and interestingly enough, the tenant paid me on time from then on. When the tenant finally vacated, the property was in a terrible state. This was no surprise since Rolitex had not conducted an inspection since the late 2010s. My experience with Rolitex started amicably but ended very poorly. While other staff members were professional and helpful, Roland was consistently aggressive and difficult to communicate with. This review should not surprise anyone considering the other negative feedback but should serve as a caution for anyone considering dealing with Roland at Rolitex.

He takes a wonderfully modern approach to property in how he markets, communicates and treats buyers/sellers. We always knew exactly where we stood thanks to his quick and transparent responses. We were in near constant collaboration in everything from deciding listing price and sales strategy to scheduling viewings and surveys. We’ve gone to him for advice on our onward purchase which he provided gladly even though he isn’t the listing agent. He is who you want to work with, and he’s assembling a great team (ie Piers) to support him.
