I've never experienced such slow communication with any other agency. It made the whole process unnecessarily stressful and frustrating.<br><br>I would not recommend this agency.

The market us not great at this time, there are many houses on the market and sone for several months so ism am not commenting regarding time we were on the market with them or lack of veiwings. There was a lack of communication from our agent and as the market is slow, we didn't feel that they wanted to try other ways like an open house idea or more social media presence.
12th Aug 2026 (11 days ago)1 star. I used Lane and Bennett to let and manage my property and would not use them again.<br><br>Communication was the first problem. I was constantly chasing them for updates and rarely got them without pushing. When they found new tenants I had to chase repeatedly just to find out whether the tenant had actually moved in. Getting hold of them by phone was a job in itself, as calls frequently went unanswered.<br><br>Throughout the tenancy there was a steady stream of maintenance issues, and on nearly every one I was steered towards their own contractors rather than being given a genuine choice. Tiles were cracked and it took repeated chasing over a long period before I was reimbursed.<br><br>The handover back to me was the worst of it. The property was returned filthy. The garden was unkept, the front driveway was unkept, there were burn marks in the carpets, the carpets had not been cleaned, and furniture was damaged. I had been charged for an inventory, yet none of this was properly recorded in it. An inventory that fails to capture obvious damage offers a landlord no protection at all.<br><br>The overall experience was of an agent that collected its fees, did not keep me informed, did not look after the property, and did not act in the landlord's interest. If you are a landlord considering them, be prepared to get your property back in a materially worse condition than you handed it over, and to do most of the chasing yourself.
17th Aug 2026 (6 days ago)We sold and purchased houses in St. Ives with Wellington Wise and have been amazed at the quality of service. We had true end-to-end support from Sarah and Charley in particular - from early valuation discussions and buying advice, through to completion of the chain. Communication was always top notch, very prompt and usually by phone with a lengthy supporting e-mail trail.<br><br>You hear a lot about the stress of buying/selling houses and while this is somewhat true, in our case the agent only made things easier and relaxed. This was especially helpful to us as it took us a while to find our next house after selling. I would absolutely use Wellington Wise's services again.

They had 10 new viewings lined up within days and helped secure a new buyer within 2 weeks, enabling us to continue in our original chain. They were always quick to reply to our messages, and gave us regular updates. Highly recommend.

10th Jul 2026 (6 weeks ago)A warning for buyers and sellers.<br><br>Unfortunately, like many estate agents in the UK, this branch appears to prioritise its own business interests over both buyers and sellers.<br><br>In our experience, if you don’t already have a property listed with them or aren’t using their additional services (such as mortgage brokering), it can feel like you have very little chance against buyers who do. Even when you do everything right as a buyer, it feels as though preference is given to applicants who generate the agency additional commission through multiple transactions or add-on services.<br><br>Sellers should also consider whether they are truly being presented with the strongest buyer overall, or simply the buyer most commercially beneficial to the agency. That could potentially mean losing out on better offers from genuine buyers who really love the property.<br><br>Buyers should be aware that being in a strong position alone may not be enough if you are not also using the agency’s wider services or related transactions.<br><br>While all offers legally have to be passed on, we’ll never know how fairly or enthusiastically competing offers were presented, and the overall process left us with very little confidence in the transparency of how things were handled.

There are not many agents who would be catching up on their emails at 11:00pm and on their non work days.<br>Gabriella was the perfect combination of providing enough attention to us and the prospective tenants without being pushy.

She was down to earth, easy to talk to, and genuinely cared about us as people, not just another sale. Unlike many estate agents who seemed focused solely on closing the deal, Angel took a personal approach and was honest, approachable, and supportive throughout the entire process.<br>Nothing ever felt like a sales pitch. Her communication was excellent, and she always made us feel listened to and valued. Selling a home can be stressful, but Angel helped make the experience much smoother and more manageable.<br>She is a true asset to Grey & Toynbee, and we're incredibly grateful for all her hard work and support.
