Overall I was very happy with the service provided by Wards. I used them to sell my Broadstairs flat and also purchased with them in Birchington.<br><br>Manager Billy Watson clearly enjoys his job and was the most professional of the different estate agents who came to value my now former property.<br><br>The staff were always friendly and positive and helped where they could; they also got lots of viewings in for me. Thanks to Keryn Hitchcock and Lucy Munday.<br><br>A final thank you to my sales progressor Sally Bryant who did lots of chasing with the solicitors. Sally kept me well informed and returned phone calls, as well as emailing updates on the way. Birchingtons progressor Rachel was also friendly to chat to on the phone regarding the purchase.<br><br>It was also a lovely surprise to get a welcome box for my newly purchased home.<br><br>Thanks everyone!

Exceptional staff at Wards Staplehurst, especially Kurtis, whose just, moved from Headcorn. First met Kurtis at Headcorn and he was very helpful and friendly. I could ring him any time for help and information. He kept me informed of what was being done with solicitors etc. Thank you Kurtis you’re a star.???????

Approachable, friendly staff. The Manager is a dedicated perfectionist. Darren takes the time to understand his clients. The downside for me, and others that dislike dogs immensely is that picture on the sale board. Shall l I cover it up with a seascape?

I honestly cannot praise Wards of Staplehurst enough. The service I have received from the very beginning has absolutely blown me away.<br>From the moment Julie first came to see me to talk through putting my property on the market, I felt completely at ease. Her communication has been fantastic and the friendly, caring way she has dealt with me and my situation has meant so much. It’s not just about selling a house, it’s about the people behind the service and Julie has been absolutely wonderful.<br>Since then, Millie has been carrying out the viewings and she has been just as lovely. She has such a warm, friendly nature that I genuinely feel as though I’ve made a friend. I actually look forward to seeing her, which says everything about the kind of people they are!<br>My house is now under offer and I couldn’t be happier with the service I’ve received so far. Once everything is completed, I will most certainly be popping into Wards with a little gift to show my appreciation, because I truly feel they deserve it.<br>All the staff at Wards of Staplehurst have been lovely, but I especially wanted to mention Julie and Millie for going above and beyond and making what can be a stressful experience feel so much easier and more personal.<br>Thank you all so much. We were happy with the outcome of our sale which Wards managed. We had a home visit from Victoria who helped us complete paperwork. Visits from potential buyers and feedback were reported back promptly. Clearly, there was a team approach and Katy, Megan, Emma and Joe were on top of each stage. A particular shout out to Joe for his thoughtful, professional and measured advice on the realities of the property market. We appreciated all the hard work and would highly recommend Wards of Cliftonville.

Absolutely love working with Debra at Wards. We bought our house 8 years ago with her and just sold and purchased with her this year. Debra has fantastic customer service and Wards didn't send us to any viewings that weren't suitable as they knew exactly what we wanted. We managed to secure a house before it went on the market thanks to Wards and are extremely happy. Definitely advise to go with them rather than another agent in Rochester.

Review for Wards Estate Agents (Bearsted Branch)Rating: ????? (5/5 Stars)<br>I cannot praise the phenomenal team at the Bearsted branch of Wards highly enough for their absolute professionalism, stellar communication, and genuinely caring approach during my mother’s recent relocation from Ipswich to Kent. As a daughter navigating the modern property market on behalf of my elderly mum—and it being quite some time since I last bought a home—the process could easily have been daunting, but Wards turned it into a masterclass of smooth transition.<br><br>Our journey commenced on the 6th of June 2026 when we embarked on a family viewing mission, exploring several properties across Bearsted and Coxheath (including those managed by other agents ). Right from that opening day, Wards distinguished themselves. Bliss initially showed us around and was utterly brilliant, immediately equipping us with comprehensive physical printouts of the bungalows so we could meticulously rule properties in or out based on my mother’s preferences of the type if place she wanted to buy. She had sold her bungalow in Suffolk and wanted to downsize...The Wards Bearsted office remained our dedicated, friendly anchor. After that initial recce, my mother returned to Ipswich, leaving myself and my boyfriend to execute a vital second viewing of her chosen Bearsted bungalow. In fact there were two she liked, the other bring with another agent. We felt that Wards bungalow was far superior for her. We made our move and submitted an offer verbally, backed up via email. The manager, Dan, was an absolute superstar during this negotiation phase. While our opening offer was unfortunately declined, Dan liaised with us with total transparency and returned that very same day with a pragmatic counter-offer which my mother accepted, finalising the initial deal with remarkable holistic speed.<br>Once the offer was secured, the baton was passed to Jodie, the sales progressor, and whom kept us in the loop. Whenever I needed clarity on the mechanics of the timeline, Dan was always on hand to talk me through precisely what would happen on completion day and map out the progression from offer to keys. The logistics were intricate, involving a four-party chain, but the Bearsted team managed the structural friction beautifully. They even accommodated our family calendar, allowing us to postpone completion by a week so we could all return thoroughly refreshed from our family summer holiday.<br><br>Completion day on the 25th of August was a bit of a traditional cliffhanger. Due to the natural transactional delays of a multi-stage chain, the money transfers took their time, meaning we had to wait in a local cafe until 3:00 PM for the official release of the keys. because we were at the top of the chain and the solicitors had to wait for the money transfer. However, the exact second the clock struck three, the keys were in our hands, and the removal men could unload. The bungalow is a total paradise—precisely as described in Wards’ superb, top-tier literature, and the photography was absolutely immaculate.<br><br>Nestled right in the heart of the village, the Bearsted office itself is a delightful, friendly, and ultra-convenient local sanctuary with incredibly easy parking right outside, making popping in an absolute breeze. If you are looking to buy or sell consider Bearsted as it'sa lovely village and one of the most elite places to buy in the Maidstone area, do not waste your time going anywhere else. When going into Wards Bearsted branch, ask for Dan, Bliss, Jodie, Logan or Hollie who we all had dealings with and let this elite team handle your sale or purchase with total peace of mind. Thank you
