7th Nov 2025 (6 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.Kinleigh Folkard & Hayward - Earlsfield

From the start, Sam was really easy to talk to, and he explained things clearly, which helped take a lot of the stress out of the process. He was always happy to answer our questions (and we had quite a few), and he kept us updated throughout, which made everything feel much more manageable. He was supportive, and genuinely seemed to care about helping us through such an important step. Buying a first home can be quite overwhelming, but Sam made the whole experience feel a lot smoother. We would also highly recommend John Payne Lee for their excellent service and support throughout. Thanks again, Sam we really appreciate everything you did for us.

He handled a tight timeline really well and was proactive, responsive, and clear in his communication throughout. It was obvious he worked hard behind the scenes to get everything over the line quickly, while keeping me reassured at every stage. The whole experience felt seamless, which is rare when moving. I wouldn’t hesitate to work with him again and highly recommend him. Ryan went out of his way at the end of the process as we had already left the property and were 2hr drive away. His flexibility and kindness were greatly appreciated.
