15th Sep 2025 (7 mo. ago)I wasn't overly impressed by the estate agent. While they were upfront about the market and the difficulty in selling, I don't believe they were actively engaged in the marketing of the property. While presence for viewings, I felt that the agent showing lack knowledge of the properly and area with the owners really providing the viewing. When recieving an offer, there was an underlying pressure to accept a bid which was well below our expectations and only through our push back we were able to get a more satisfactory offer. Something I don't think we could have got with the guidance of the estate agent

Communication was easy, and any issues were dealt with quickly and professionally. We truly appreciated their kindness and reliability over the years. 1st Apr 2026 (6 weeks ago)I met Yvonne from Bairstow Eves when I was looking for a new property in the area and I was impressed by her professionalism and her expert knowledge of the industry. She always came prepared and had done her research on each property and was able to tell me all of the positives of each property as well as follow up each time. She knew exactly what I was looking for and always kept me in the loop of any new properties coming to the market that matched my criteria. When it came to selling our house, I knew I wanted Yvonne as our agent. She did not fail to deliver - she managed to sell our house in less than a week at full asking price - not as easy feat in this current market! Yvonne comes across as genuine and attentive. She’s a rare gem and we feel very lucky to have found her. I wouldn’t hesitate to use Yvonne and Bairstow Eves again.

We are particularly indebted to Jeremy, who as part of this small family business was relentless in keeping us up to date, with encouraging remarks and professional advice. No other agent comes close to the friendly and efficient service. Brian and Mary

29th Apr 2026 (11 days ago)Saj and the rest of his team are con artists, absolutely disrespectful, rude and dishonest. He lied about the amenities in the newly built apartment we were renting, costing us time and money to fix the issues. We could not work from home for 3 months bc we couldn’t have WiFi over the 2 floors of the apartment. They would come for inspection and walk around in their shoes talking to us like we are some peasants, patronising us with every little thing and harassing us via emails. When we moved out they kept our deposit for “cleaning services” despite the flat being cleaned by us and didn’t provide any original receipts but their own made up invoice costing us 2/3 of our deposit and gave us back the remaining of it a whole year later. Overall our losses came to about £3k for renting a 4 bedroom apartment for only 14 months from them. Just a disgrace and you can see they are lying in your face openly and do not feel any guilt. Everyone who we dealt with was either ignorant, lying or rude especially Nicky and Saj.
5th Sep 2023 (2 years ago)Amazingly bad service We rented a complete owned property for just over 2 years. In that time we had about 5 property managers. This should say all you need to know. Each one not knowing what had gone on before. Given the fact a week before we thought we were moving in we had to chase them to find out nothing had moved forward and they were waiting on us to send documentation (we were not told). Throughout the 2 years they were never really there to help you. After we have left they have tried to keep around 75% of our deposit which is absolutely insane. Missing furniture that never existed in the first place, the most expensive cleaning quote imaginable and £50 to remove a single chair. These are some of the excuses on the quote. Try and avoid complete properties when possible!!
16th Apr 2026 (24 days ago)My partner and I have just purchased our first home in Rainham. We have met with a few estate agents in the area but found Patterson Hawthorne to be the best. In particular David, he’s been fantastic throughout and has been there from the beginning of our journey and has helped us get to the finish line with the purchase of our property. He has been an active support for us during this process and we cannot thank him enough. We have enjoyed our experience with PH, in particular with David, so much so that we have said if we look to buy a house in the future, we would go straight to PH.

16th Dec 2025 (21 weeks ago)Avoid! Avoid! Avoid! I booked a viewing last week and this morning checked the online listing, which was still showing the original price. However, when I arrived to view the property, I was informed that the price had been increased at the last minute. While I understand that online listings can change, surely a basic courtesy would be to contact prospective viewers to let them know about any price changes, so they can decide whether they still want to attend. This felt like a complete waste of time. Furthermore, their website claims that all rooms are en-suite, but in reality only one room had a proper en-suite bathroom. The other six rooms only have showers and no toilet facilities, which is very misleading. I strongly urge the management to be more transparent and respectful towards potential tenants.

What stands out most is their maintenance management; any time we had an issue in the apartment, they quickly sent contractors to handle repairs. I was selling a shared ownership flat so the process was quite long but I felt supported throughout by the team, particularly Oliver who was always on hand to answer any questions. They are completely trustworthy and I didn't have any qualms with giving them a spare set of keys for viewings. I ended up moving out slightly earlier then the completion date so the team were happy to deal with key handover on the day too so I didn't need to return. I felt I received a personal service and you weren't just a number on the books.
